A North Texas multifamily community needed its amenity deck to read like a resort rather than an apartment pool — and to survive a Texas summer with residents on it every single day.
**Base and drainage.** The deck was rebuilt in large-format travertine pavers over compacted base with the slope set to carry water away from the pool coping and off the deck to collection, not to the nearest low corner. Edge restraint and joint sand were specified for a surface that takes constant foot traffic and pool chemistry rather than a residential patio load. Travertine was chosen deliberately for surface temperature — a resort deck that blisters bare feet in August is a deck nobody uses.
**Decking.** Composite runs as an inset border and lounge platform on a framed substructure with joist spacing set to the board's span rating, hidden fasteners, and ventilation underneath. The stone-to-composite transition was detailed to land clean at every pergola post, which is the seam that gives away a rushed job.
**Structures.** Shade comes from steel-post pergolas with horizontal louvered privacy screens. Posts are anchored to engineered footings and sized against wind load, then set to throw usable afternoon shade and screen the property line without closing the space in. Screens were spaced to move air rather than trap it.
**Gas and finish.** A bowl fire feature is set into the travertine spa surround, tied into a run and pressure-tested gas line with accessible shutoff, filled with tempered fire glass, and finished against the existing glass mosaic tile.
Commercial amenity work runs on a different clock than residential — the deck has to stay walkable between phases and hit a hard finish date with residents in the building. MTR self-performs the base prep, paving, decking, steel, gas and finish carpentry, which is why the phases land on schedule and the seams line up.
